Real estate insurance

Real estate insurance – a voluntary insurance for apartments, houses, garages and any other type of real estate, against damage or destruction.

Although real estate insurance is voluntary, there are also cases when it may be required by banks as a mandatory condition for granting mortgage loans. The obligation only concerns concluding such an insurance, while the choice of insurer is left to the discretion of the insured.

Both owned or mortgaged real estate and rented property can be insured.

Insurance period As a rule, the real estate insurance contract is concluded for a period of one year

Movable property insurance

In addition to the home itself, all the property located inside it can also be insured.

Movable property insurance is optional and its object is the property interests of the insured related to the possession, use and disposal of the insured movable property.

It is convenient to take out movable property insurance together with home insurance, because for such policies the amount of the insurance premium will be more favorable to the insured.

The insurance can cover items in both living areas and auxiliary rooms (mobile homes and caravans are excepted). The insured's home address is entered in the insurance policy.

Civil liability insurance towards neighbors offers protection for your property interests, related to the risk of liability arising from causing damage to the life, health and property of your neighbors.

It is convenient to take out third-party liability insurance together with real estate insurance, because insurance companies offer price discounts for such policies.

Insured risks

For Housing and Household Goods:

Damage or destruction of property is considered an insured event, resulting from:

  • natural disasters – earthquake, flood, storm, hail;
  • the action of fire – fire, explosion, lightning strike;
  • illegal actions of third parties – burglary, robbery, vandalism;
  • damage to the heating, sewage and water supply system (except for damage caused by freezing).

Liability towards third parties

Damage unintentionally caused to third parties (neighbors) resulting in harm to their life, health and/or property as a result of holding, using or disposing of the real estate indicated in the Policy;

Compensation is not paid in case of:

  • exceeding the operating lifespan of the insured object;
  • storage of explosive substances;
  • improper performance of repair and installation works;
  • flood, fire or explosion caused as a result of wear of the constructions, materials and equipment (unless otherwise provided for in the contract).
Cost of the policy

The amount of the insurance premium depends on:

  • the value of the property (established by the insurance company through receipts, an expert appraisal or another method agreed by the parties);
  • the covered risks;
  • the presence/absence of security systems and fire-fighting installations in the house;
  • the insurance term, etc..

The Comprehensive Home Insurance Policy is issued based only on the ID card of the owner of the insured object, without submitting a home appraisal report.

Actions to take when an insured event occurs
  • The first thing you need to do is call the competent authorities (police, firefighters) and request that a report be drawn up. Also, notify the insurance company about the occurrence of the insured event within the time limits established in the contract (usually no later than 3-4 days).
  • Prepare an application to the insurance company, indicating exactly the place, time and circumstances in which the insured event occurred. You will also need to list all the destroyed or damaged property, attaching the insurance policy, the fiscal receipt or another document confirming payment of the insurance premium, and the report confirming the occurrence of the insured event.
  • Wait for the claims adjuster to arrive. They will verify whether the event that occurred is an insured event, determine the amount of the damage and the compensation to be paid, and draw up the damage assessment report. The report must be drawn up within the expressly established time limit, calculated from the day the insurer receives the application.

The insurance company has the right to refuse compensation if: the insured event occurred before the insurance premiums were paid; the insured submitted clearly false documents and evidence; the insured took other actions with the purpose of increasing the value of the damage.

The conditions and deadlines for reporting the occurrence of an insured event vary from one company to another. Therefore, we recommend that you find out in advance about all the details of the contract, in order to avoid uncertain situations later when paying compensation.
